A growing residential Real Estate group in the Anne Arundel area seeks a highly qualified Property Accountant
Key Responsibilities
Financial Reporting & Month-End Close
- Prepare monthly, quarterly, and annual financial statements for assigned properties.
- Perform month-end closing activities including journal entries, accruals, and general ledger reconciliations.
- Reconcile balance sheet accounts and ensure accuracy of financial records.
- Review income statements for variance explanations and provide analysis to management.
Accounts Payable & Accounts Receivable
- Review and code invoices, ensuring accuracy and compliance with budgets and contracts.
- Process tenant billings, rent charges, and adjustments in accordance with lease agreements.
- Monitor and reconcile tenant accounts, including delinquencies and collections reporting.
- Coordinate with property managers on vendor payments and outstanding AR issues.
Budgeting & Forecasting
- Assist with annual budgeting and reforecasting processes for each property.
- Provide supporting schedules and financial data to asset and property management teams.
- Track budget-to-actual performance and highlight variances.
Lease & CAM Administration
- Review lease agreements to ensure proper accounting treatment for rent, escalations, and reimbursements.
- Calculate annual CAM (Common Area Maintenance) reconciliations and prepare tenant statements.
- Maintain accurate schedules for abatements, reimbursements, and straight-line rent.
Audit & Compliance
- Support internal and external audit requests by preparing schedules and documentation.
- Ensure accounting practices comply with GAAP and company policies.
- Maintain organized financial files and documentation for all assigned assets.
Operational Support
- Collaborate with property managers to understand property activity and resolve discrepancies.
- Provide financial insights to support operational decisions and performance improvements.
- Assist with special projects, system updates, or process improvements as needed.
Qualifications
Education & Experience
- Bachelor's degree in Accounting, Finance, or related field.
- 1-4 years of accounting experience; real estate or property management experience preferred.
- Experience with property management/accounting software (e.g., Yardi, MRI, RealPage, Skyline) is a plus.
